Great location 2 minute walk from Earls Court Station, 10 mins from Kensington High Street. Hotel clean and staff perfectly acceptable, breakfast included but very basic. OK for the money, cheap for Kensington area,
Decor old and tired, basement corridors smell musty, bathroom from the 1980's, furniture cheap. Generally ok for the budget price, but entire hotel ready for a make over.
The room could be redesigned to look better. However they are going through refurbishment hence I assume that they are currently working on this.

Great location: near the Earl's Court underground (1min walking) and close to restaurants and bars.
The hotel is quite old (refurbishments are taking place). The bedrooms are very spacious but not very clean.
Reception staff, breakfast staff and Head Waiter very good and overall apperance of hotel very good.Nice large bedroom with good size bathroom.
We filled in a review card at the hotel.However to recap, the carpet in the bedroom was awful = looked like the whole of London had walked through, a tv was in the room more use as a decorative piece as it was impossible to watch, leak in bathroom, door handle of bathroom loose, hot tap on sink loose.The room was quite noisey but this is not a complaint. First impression when you view the room is off putting due to the condition of the carpet and this then puts one ill at ease with the everything else and makes one more aware of other imperfections however small.
With all the gadgets it is definitly a young persons hotel but it is beautifully appointed and very comfortable.
There was no directory in the room and being in my mid 70's I am not at all conversant with the I Pod?I Would have liked telephone communication with my fellow traveller and with reception.Before going out at 5.oo pm I did ask if I could have a blanket instead of a Duvet on my bed On my return at 9.30 I was handed a blanket in reception but no sheet,I was promised one but it did not arrive before I went to bed,next morning when the room was serviced the maid remedied the situation.The taxi service used by the hotel is very expensive and despite being quoted a price beforehand the price was not adhered to. We were told by the recetionist that we could get a taxi at the nearby bus stop but this is not an optoion for 2 ladies in their mid 70's with luggage.
It was like a building site,the hotel was having renovations,the bar was closed and at 8 oclock on the Sunday morning ,we were woken by workmen drilling + banging
The value for money was brilliant for what we wanted. It was obviously being done up so I'm sure the prices with upgrade after that!
The shower didn't have any warm water! But the staff discounted our stay for that.
the staff were very helpfull and very friendly, the location was perfect for shopping and sightseeing, also good for local shops, tube station , bus stops and plenty of local resturants, all with in a minutes walk away.
We thought the room we had could do with a little updating, but it was very comfortable, spotlessly clean with all the facilities you could want.
Location of the hotel is excellent. The breakfast buffet was really good quality. The room was quiet, comfortable and clean as well as the bathroom. Staff was helpful.

Great hotel! Great/modern facilities. Spacious rooms. Nice location, one block away from tube/metro, then 10.-15 min to city center. Nice additional perks like usb plug in the wall, speakers in the bathroom, rain-like shower. Under renovation, but there was no significant noise in the weekend. Very nice neighborhood, many restaurants, supermarkets close by. Due to renovation, the price was lower, very good value for the money.

The Barkston Gardens Hotel was great value for money, nice central location right by the tube, and the room was extremely spacious, clean and comfortable. I would definitely recommend it to friends and stay there again.
We had refurbished rooms, they were off an extremely high standard.
Breakfast was the worst I have experienced.Pity as the hotel is great. I know it is being refurbished but toast, croissant and a bit of fruit does not constitute an acceptable breakfast, better if they had said room only.
Great value for money. At 200 m from underground, spacious refurbished room, ac and decent breakfast.
We have stayed at the hotel on numerous occasions and have enjoyed our visits. The hotel is comfortable and friendly. Breakfast in the diningroom, adiquate and plentyful with friendly and helpful staff.The hotel is located for easy acsess to all underground trains. In all, a most enjoyable stay at the Barston garden hotel
